  • Severe spalling — When the surface layer pops off in chunks or flakes extensively, the concrete has deteriorated beyond what resurfacing can reliably fix.
  • Significant heaving or sinking — Mudjacking can lift a sunken slab, but if multiple sections are moving independently due to pervasive soil issues, replacement is often the better investment.
  • Exposed aggregate throughout — When the surface cement paste has eroded to the point that the aggregate is fully exposed across the whole slab (not as a decorative finish), the surface protection is gone.

What Extends Concrete Life

Sealing — A quality penetrating or film-forming sealer applied every 2–3 years blocks water and UV penetration. For stamped or colored concrete, this is particularly important for color retention. This is one of the highest-ROI maintenance tasks for any concrete surface.

Keeping water away — Standing water on or around a slab accelerates soil erosion and root growth. Proper drainage at installation, and keeping gutters, irrigation, and sprinkler heads directed away from slabs, extends life meaningfully.

Prompt crack repair — A crack that lets water in will widen and allow freeze-thaw damage (even in Riverside, winter nights can be cold enough for occasional frost), root intrusion, and soil erosion beneath the slab. Filling cracks while they are small is cheap compared to what happens if you wait.

Avoiding heavy equipment — Driveways poured for passenger cars are not rated for loaded dump trucks or large construction equipment. If you have a project that brings heavy vehicles, designate a route and protect the existing slab with plywood or steel plates.
